Do I need a planning application?
Most building works which changes the form or appearance of a building or area require consent from the local authority. This consent is called planning approval. Most construction work also requires Building Regulations approval which is a separate approval.
Examples of construction which will probably require planning consent include new houses, extensions, alterations, new windows, change of use or conversions, advertisements. All planning application forms including Householder, Listed Buildings and Certificate of Lawful Development forms are available either from your local planning authority or you can submit an application online via the Planning Portal (www.planningportal.gov.uk/public)
There are some developments to houses which do not require planning permission. If the proposals fall within the criteria listed under a planning document call the Permitted Development Order (amended) October 2008 then it can be completed without consent. There are five different classes of permitted development:
Class A permitted development is for extensions to dwellings;
Class B permitted development is for loft conversions;
Class C permitted development is for aerials and satellite dishes;
Class D permitted development is for porch extensions; and
Class E permitted development is for outbuildings within the boundary of a dwelling such as garages, swimming pool rooms.
To confirm that the work you want to carry out is appropriate under Permitted Development you can submit a Certificate of Lawful Development application.
